About Us
Rose Valley Management is a residential property management company overseeing communities nationwide. We're looking for a hands-on, dependable Superintendent to take ownership of a well-maintained condominium building and help us deliver an excellent experience for its owners and residents.

The Role
The Superintendent is responsible for the daily operation, maintenance, cleanliness, and safety of the building and its mechanical systems. You'll be the first line of defense for building issues: spotting problems early, handling minor repairs, coordinating vendors, and responding quickly when emergencies happen.

What You'll Do
Building Operations & Maintenance
  • Conduct daily inspections of the building, including the roof, exterior, mechanical and boiler rooms, subcellar, refuse/compactor rooms, stairwells, and common areas
  • Monitor and maintain boilers, pumps, sewage systems, HVAC, water systems, and other building equipment
  • Perform minor repairs, including small plumbing fixes, leaks, caulking, patching, painting, and replacing fixtures, hardware, and batteries
  • Maintain resident Latch/access systems
  • Keep mechanical rooms, tools, and supplies clean, organized, and compliant
Cleaning & Appearance
  • Keep the lobby, entrances, elevators, amenities, stairwells, and exterior clean and presentable
  • Manage trash and recycling removal and maintain compactor and refuse areas
Vendors & Contractors
  • Provide access to vendors and contractors, monitor their work, and follow up to confirm repairs are complete
  • Help vendors diagnose building issues

Emergency Response
  • Be on call 24/7 for building emergencies and able to respond on-site within [2 hours], including evenings, weekends, and holidays
  • Handle situations such as leaks, flooding, heating loss, and mechanical, elevator, or access issues: assess, take immediate action, and escalate to management or vendors
  • Know the location and operation of all shut-offs and emergency systems
Communication & Reporting
  • Keep management informed of building conditions, recurring issues, and vendor activity
  • Maintain records of inspections, repairs, and vendor visits
  • Follow all building, fire, safety, and sanitation requirements
What We're Looking For
  • 5+ years of experience as a superintendent, porter, or handyman in a residential building
  • Working knowledge of boilers, plumbing, HVAC, and building systems
  • Comfortable with basic repairs, painting, and hands-on maintenance
  • Reliable, proactive, and takes pride in how a building looks and runs
  • Clear communicator with management, vendors, and residents
  • Able to lift 50 lbs, climb ladders and stairs, and work in mechanical spaces
